Pushing Up the Value of Your House

Home Decor Ideas That Will Make Your House Look Beautiful-Chispa MagazineIf you are thinking of selling your home, the first step is to have it valued. You’ll want to get the best price for it so you might have to put a bit of money into to bring it up to scratch. There are lots of different things that can bring down the value of a house. Some of them will be out of your control, but a lot of them are things that you can rectify. Most potential buyers will be looking out for these things, and even if they miss them, they are likely to have a professional look at the house before they agree to buy it. To avoid getting a less than satisfactory price for your house, check for these problems, and fix them if you can.

Bad Neighbors
When deciding to buy a new house, the people that are living nearby can have a big effect on the decision. If the buyer is going to be surrounded by loud, obnoxious neighbors that keep them up at all hours of the night, then they are not likely to want to buy the house. If you have a problem with anti-social neighbors, there are things that you can do. Speak to the police and the local authorities, to see if there is any way that you can resolve the problem before you start bringing people round to view the house.

Illegal Renovations and Poor Workmanship
A lot of people decide to renovate their house before selling it, and this is a brilliant idea. It will take a bit of investment, but if you can afford it, you will see a larger return in the long term. However, some people run into trouble when they try to cut costs. You might be able to find a questionable construction company that are willing to do you a cheap deal, or build something without planning permission, but it will come back to bite you afterwards. When it comes to selling the house, and potential buyers are getting a professional survey done, these shortcuts will not go unnoticed, and they will be unwilling to buy. You could also get yourself into legal trouble if you build something without planning permission and get found out.

Pests
If you have a pest problem in your house, you will almost certainly not be able to sell it. Pest problems are more common than you would think, and according to Terminix, they can cause serious damage to the structure of the house. If this is the case, it will be picked up during the survey. Potential buyers will not be willing to put an offer in if they think that there is any danger of a pest problem so you need to get it under control immediately, and fix any issues that it has caused before you show people around.

A Scary History
Although it won’t affect the quality of the house, a bad history can put off some buyers. If there has been a suspicious death, for example, then the more superstitious people out there will not be willing to put in an offer. You are under no legal obligation to disclose this information, but people will feel cheated if you don’t mention it and they find out later. It is best to be upfront about these things, after all, some people might like the idea of a haunted house.
